Belfast-based Clover Group has submitted a £6m planning application to transform the upper floors of the Clarence Chambers Building into a luxury boutique hotel. Located at 18–19 Donegall Square East, the hotel will sit directly above the group’s existing venues, Margot and the basement bar, Rudi.
The proposed development, named Margot Townhouse, includes a 20-bedroom boutique hotel focused on high-end hospitality. The entire top floor will be dedicated to a single, expansive penthouse suite featuring its own private bar and an outdoor copper roll-top jacuzzi with views over Belfast City Hall.
Designed by Dickson FitzGerald Architects, the project aims to preserve the building’s original Georgian character while integrating modern luxury. The expansion is expected to create 25 new jobs in the city centre.
This project is the latest step in Clover’s broader expansion strategy. The group, led by directors Mark Beirne, Paul Langsford, and Jim Conlon, has already invested over £5.5m into the purchase and initial renovation of the Clarence Chambers site. Clover is also simultaneously pursuing a separate boutique hotel development above White’s Tavern, which is part of their growing portfolio that includes Henry’s, Fountain Lane, and The Linen Hall Bar.
