Aviva Life and Pensions Ireland has brought a prime hotel leasing opportunity to the market for a new luxury seven-storey-over-basement 184-bedroom hotel. The development features significant frontage on both Clarendon Street and South William Street in the heart of Dublin 2. Global real estate advisor CBRE Ireland is seeking an operator to lease the turnkey scheme, which represents a major €100m investment in Dublin’s Central Business District.
The newly built element on Clarendon Street will stand seven storeys over a basement level. It will house the 184 guest rooms alongside a dedicated restaurant, bar and ground-floor commercial spaces. As part of the broader streetscape development, the project includes the total refurbishment of four historic Georgian buildings facing South William Street. The refurbished Georgian buildings will offer ground-floor and basement commercial spaces, topped by 10 luxury apartment suites on the upper levels.
The site positions future guests within Dublin’s premier creative and retail district, just off Grafton Street. It sits within brief walking distance of major corporate hubs like the IFSC and Grand Canal Dock, as well as landmark event spaces including the Aviva Stadium, Croke Park and the 3Arena. The site will benefit from future MetroLink connectivity.
