
Dublin City Council has rejected plans for a new luxury seven-storey guest house on Lower Baggot Street, proposed by the Corcoran family, who run the four-star Perryville House in Kinsale.
The proposed guesthouse received a major setback as council planners determined that the development would detract from the setting, character, and appearance of the adjacent protected structure and conservation area, harming the area’s amenities.
The council also raised concerns that the development would set an undesirable precedent for similar projects, potentially devaluing properties in the area, and noted that the change of use to a hotel goes against the city’s development plan.
Third-party submissions, including one from barrister Mark Harty SC and An Taisce, objected to the plans, citing concerns about inappropriate design, the site’s heritage value, and the impact on the neighbourhood.
