Average daily rates for short-term rentals in Greece have risen 11.8pc year-on-year to €195 during the summer of 2026 while occupancy remained steady at 70.9pc according to data from AirDNA. Average revenue per available night for Airbnb-style properties in Greece rose by 11.9pc during summer 2026 well above the European average of 5.5pc.
August alone saw rates reach €202 up 10.9pc. Revenue per available rental increased 11.9pc to €138 across the summer months. Total available listings dropped 2.1pc year-on-year to 160,615 properties aided by stricter regulatory limits and license freezes in high-demand areas.
Greece and Albania stood as the only two among Europe’s 20 largest short-term rental markets to avoid occupancy declines amidst broad price hikes. Across the wider European market average occupancy fell 1.4 percentage points to 66.9pc despite a 7.8pc increase in daily rates.
