Federalberghi has published figures showing more than 571,000 Airbnb listings in Italy in August 2026. This is up 7.2pc on the previous year. Most listings are concentrated in major cities such as Rome, Milan, and Florence.
The report recorded 571,982 short-term rental accommodations on Airbnb. This represents 38,587 more listings than in August 2025. Tuscany leads with 72,771 listings, followed by Lombardy with 66,619 and Sicily with 57,335. Rome captures 37,387 listings. Federalberghi argues approximately 80pc of offers involve entire homes rather than shared spaces.
The association argues two-thirds of hosts manage multiple properties. Federalberghi labels the activity commercial rather than genuine home-sharing. Major cities including Rome, Milan, and Florence are introducing curbs, National Identification Codes, and security rollouts. The tension between traditional hoteliers and the platform economy has reignited.
