The pipeline of luxury and upper-upscale hotel developments in Europe has reached 491 projects, representing a combined total of 72,111 upcoming rooms across the continent. Data from Lodging Econometrics shows that Europe’s overall hotel construction market is growing, with premium tiers experiencing a massive surge. The figure reflects continued investor confidence in higher-end hospitality, with many schemes targeting key city and resort locations. The activity supports growth in premium accommodation supply across major European destinations.

The premium market divides into two distinct tiers, with upper-upscale projects leading the high-end surge at 304 projects and 50,181 rooms, reflecting an 11pc increase in project volume year-over-year. Luxury projects account for 187 projects and 21,930 rooms, representing a 9pc increase in developments from last year. While high-end hotels are booming, the general hotel construction pipeline across all tiers concentrates heavily in five specific countries: the United Kingdom with 263 projects (39,011 rooms), Turkey with 156 projects (21,266 rooms), Germany with 146 projects (24,821 rooms), France with 117 projects (11,938 rooms), and Portugal with 115 projects (13,915 rooms).

At the city level, major metropolitan areas attract the bulk of these premium properties. London remains the dominant European hotel development hub with 70 projects and 12,912 expected rooms, including notable 2026 high-end additions such as Waldorf Astoria Admiralty Arch and Six Senses The Whiteley. Istanbul follows with 44 projects (6,857 rooms), Lisbon with 40 projects (4,476 rooms), Tashkent with 29 projects (4,631 rooms), and Hamburg with 25 projects (4,789 rooms). Projects across the continent are progressing rapidly through the construction lifecycle, with 773 hotels (116,172 rooms) actively under construction, making up 45pc of the total pipeline, while 332 establishments are scheduled to break ground within the next 12 months and 631 projects are in the design phase, growing 11pc year-over-year.
