  • Declan Burgess shared the compromise represents a major victory for local tourism.

The owners of the five-star Cashel Palace Hotel in County Tipperary have revived and revised their expansion plans, moving the proposed development site further from the historical Rock of Cashel. The new proposal shifts the project footprint onto an existing town centre car park, following extensive discussions between the Magnier family and Tipperary County Council. This revised location aims to address the concerns raised by archaeologists and local heritage groups who submitted approximately 60 objections to the earlier proposal.

The updated planning application includes the construction of 29 new guestrooms within a new four-storey block connected to the main hotel, along with a rooftop restaurant, a gym, a hair salon, conference facilities, and a juice bar. The developer allowed the original 2022 application to lapse and subsequently worked with the council to acquire a section of Buckley’s Car Park for the extension. To mitigate the loss of public parking, the hotel has secured a separate town centre site for guest vehicles, while Tipperary County Council will acquire full ownership of the land designated for the new Town Park.

The compromise has been welcomed by local officials, including Fine Gael councillor Declan Burgess, who originally opposed the 2022 project. The revised plans are designed to tackle the hotel’s limited bedroom capacity while preserving the landscape setting of the Rock of Cashel. The development represents a significant investment in the region’s tourism infrastructure, balancing commercial expansion with community and heritage interests.
