Piñero Group opens first urban integrated hotel in Palma

The Piñero Group has officially expanded into urban tourism with the opening of its first integrated neighborhood property, the Terreno Barrio Hotel in Palma de Mallorca.

This project aims to revitalise the historic bohemian quarter of El Terreno by seamlessly blending hospitality with active neighborhood life, avoiding reliance solely on traditional holiday tourism. 

The 41-room boutique hotel links two contrasting properties via a public pedestrian alley. The main building is a meticulously restored 1932 regionalist-rationalist structure designed by Mallorcan architect Francesc Casas Llompart.

The adjacent structure is a newly constructed, environmentally forward passive house built from black cross-laminated timber (CLT) and insulated with exposed cork. The construction has achieved a LEED Platinum certification and satisfies strict Passivhaus standards.

The concept operates like a modern, urban “bazaar” that integrates local residents into its daily ecosystem through shared spaces. A stable cultural programming rotation featuring a dedicated, soundproofed venue for live jazz and flamenco performances, alongside an open-air cinema equipped with headphones to respect the neighborhood’s peace. A tailored gastronomic menu helmed by chef Gabriel Conti, complemented by the on-site Rosevelvet X Terreno café and signature mixology at the El Terrado rooftop lounge. 

All furniture, lighting, and interior graphics were custom-designed and manufactured directly on the island in partnerships with Mallorcan artisans and studios like Huguet, Contain, and La Pecera.

In addition to standard guest accommodations, the building hosts a gym open to neighborhood residents, specialized local retail shops, and communal co-working spaces
