Airbnb has moved to restrict checkout chores for reservations booked on or after 20 November 2026. Hosts cannot require guests to wash dishes, strip beds, start laundry or take rubbish off-site. Hosts can add reasonable requests such as placing used dishes in the sink when listed at booking.
The platform has limited house rules to seven standard categories covering quiet hours, pets, smoking, guest limits, key return, events and commercial shoots. Hosts cannot add rules after booking or issue monetary fines. Separate contracts and identification data collection are restricted.
Cheltenham based Kate and Tom’s has warned that large group houses face cost pressure. The company noted standard cleaning fees cannot cover clearing up after 40 guests. It noted higher costs can appear in rates. The company encourages a quick kitchen clear-up before departure.
Hayley Bretherton of Kate and Tom’s shared “Airbnb’s new changes aim to make the checkout process more seamless and convenient for guests, which is never a bad thing, guests deserve to enjoy their stay to the fullest. There’s a big difference, however, between asking guests to deep clean a house, and asking them to load a dishwasher for self-catering properties.”
