Ballymore Group’s subsidiary, Shankill Property Investments Limited, has submitted a planning application for a major development on the former Bray Golf Club lands in Little Bray, proposing  plans for a 150-bed hotel, a public house, 532 car parking spaces, and facilities for over 1,000 bicycles, as well as 8,155 square metres earmarked for retail use.

Proposed changes to local road access include closing Ravenswell Road from Dublin Road and creating new vehicular access at the Upper Dargle Road junction.

An Environmental Impact Assessment and a Natura Impact Assessment have been submitted, which will be closely monitored by local advocacy group Save Our Floodplain.

Ballymore acquired the 52.6-acre site in 2019, previously encountering hurdles with another project, Sea Gardens, which aimed to build 586 homes amidst various planning challenges and legal issues.
