
The Canary Islands is the latest local government to tighten rules on short lets with a draft law expected to pass this year designed to give neighbours the right to block short term rentals.
Local police will be empowered to act on fraudulent behaviour detected in homes, as defined by the new legislation. Neighbours are being encourage to report on properties where short term lets have been advertised.
Other parts of Spain, such as Barcelona and Madrid, have passed similar laws but lack the same emphasis on law enforcement, leading to concerns about mass inspections and the overgrowth of short-term rental properties.
The seven Canary islands had a record 220,000 short-let beds in March, up 40pc on 2022 Homeowners association, Ascav, said proposed rules would eliminate 90pcof short-term listings and are unconstitutional.
