Colm Wu sells off Dublin’s Clifton Court Hotel for €8m

Colm Wu is selling the Clifton Court Hotel at 10 and 11 Eden Quay, Dublin 1, with the sale managed by agent Robert Colleran who is seeking offers over €8m. The property comprises two buildings generating a combined annual rent of €854,000.

The hotel tenant pays €620,000 per year for the 30-bedroom hotel, while another tenant pays €234,000 annually for operating the James Connolly bar and Kyodai Izakaya Japanese restaurant, equating to a gross yield of over 10.04%.

The property includes a combined floor area of 1,789 sqm. Both buildings have been rebuilt in 1917 and have flat roofs. There is potential for upward development to add up to 20 additional hotel rooms, subject to planning permission.

Wu previously sold several Dublin properties, including the former Dobbin’s restaurant for €850,000, a building at 37 Dame St for €2.3m, and the former Stone Leaf gastropub for €2.75m.
