Leitrim County Council has approved planning for a 72-room hostel in Carrick on Shannon by Goldpine Partnership. The three-storey building at Flynn’s Field, Townspark, includes associated facilities. Ground floor features reception, café, staff areas, toilets, storage, and three retail units of 507 square metres with Bridge Street access. First and second floors offer double, family, accessible, and dormitory rooms for up to 244 guests. Total floor area reaches 3,522 square metres.

Ancillary facilities include co-working space, luggage storage, utility rooms, and roof solar panels. Five staff parking spaces sit at the rear with ESB substation. Approval comes with 24 conditions, restricting use to short-term tourism stays of no more than 14 days. No long-term accommodation without further permission. Surface water must dispose on-site without road impact.

Works hours limit to 8am-7pm Monday-Friday and 8am-2pm Saturdays, no exceptions without consent. Signage and lighting require prior agreement. The development maintains pedestrian access. Application submitted in July 2025. Conditions ensure no drainage impairment.

The planning permission was submitted to Leitrim County Council by Goldpine Partnership in July, 2025 to construct a hostel at Flynn’s Field, Townspark, Carrick on Shannon The application sought permission for the construction of a three-storey mixed-use building comprising a 72-room tourist hostel with associated facilities Leitrim County Council has approved the application, subject to 24 conditions There are also plans for three ground floor retail units with maintained pedestrian access to Bridge Street via a ground-level right of way The ground floor will accommodate hostel reception, café, staff facilities, admin office, linen store, toilets, service areas including bin and bike storage, and three retail units (507m²) with direct access to the street The first and second floor will contain guest accommodation in a range of room types including double, family, accessible, and shared dormitory-style rooms, designed to accommodate up to 244 guests The development includes all ancillary hostel facilities such as co-working area, luggage storage, utility/service rooms and extensive roof-mounted solar panels to optimise energy consumption. There is provision for five staff parking spaces to the rear and an ESB substation and switch room will be accessed from Flynn’s field. The total gross floor area of the proposed development is 3,522m², comprising 3,015 square metres allocated to hostel use and 507 square metres for retail use. Among the conditions, the hostel shall be used solely for short-term tourism guest accommodation, which shall be no longer than 14 days for any individual letting. No unit in the development shall be used for long term accommodation without a separate grant of planning permission, notwithstanding that any such use might be considered exempted development but for the provisions of this condition. The development shall not impair existing land or road drainage and all surface water generated onsite shall be disposed of on-site and not allowed onto the public road. Site development and building works shall be carried out between the hours of 8am to 7pm Monday to Friday and 8am to 2pm on Saturdays.” 

No site development or building works shall take place outside of these hours without the written consent of the Planning AuthorityDetails of any proposed signage and any associated lighting shall be submitted to the Planning Authority for its written agreement prior to any such signage and associated lighting being installed.”
