The Ringland Group has officially appointed commercial property firm CBRE to market and sell The 1852 Hotel and its attached hospitality complex in south Belfast with offers invited over £2.85 million.

Managed by brothers Peter and Ben Ringland, the group is divesting this historic asset to redeploy capital into an ambitious £17 million city center expansion pipeline. The sale follows their recent £9.5 million investment to expand The Flint Hotel and launch the Italian-themed bar-restaurant Amelia Hall.

Capital raised from the sale of The 1852 will directly fund: the Bottleworks Hotel, a new 76-bed hotel development at Lindsay House on Callender Street, which recently received approval recommendations from Belfast City Council planning officials and the Howard Street Rooftop Bar, a high-profile hospitality venture located in the city center.

The Belfast and Dublin teams of CBRE Ireland are marketing the historic mid-19th-century property, located at 13 Lower Crescent just off Botanic Avenue. The sale features a diverse revenue model across a highly systemized, profitable operation.

The 1852 hotel features 21 bedrooms (comprising 17 double rooms and 4 quad rooms) along with an 18-person group suite, accumulating a total capacity for 68 guests. Included in the complex is the bustling Town Square bar, widely recognized for its outdoor booth tables and “Southside Sun Trap”. The sale comes with fully secured planning permission to construct five additional bedrooms at the rear of the property.

The property operates on a prime corner plot in the vibrant Botanic area of south Belfast..
