
Dublin City Council has denied planning permission for a proposed 66-bedroom hotel and 23 apartments at 15-16 Lower Baggot Street after objections from the five-star Merrion Hotel.
The plan, submitted by Peachbeach UC, included the demolition of existing buildings and plans for a retail space, café, and gym, but faced opposition from the Merrion Hotel, which cited concerns about privacy and the potential negative impact on its operations.
The Merrion Hotel’s general manager expressed worries about increased overlooking and a lack of distance (7.8 meters) between the new development and the hotel, which could significantly affect guest privacy and comfort.
The council concluded that the proposed development was overly dominant, inappropriate in height and scale, would demolish historic structures, and negatively impact the amenity of surrounding residents and future occupants, labelling it as over-development with potential negative effects on property values.
