Dublin council turns down planning application for 24-bedroom Windjammer hotel in Ballsbridge

Dublin City Council has refused planning permission for the proposed Windjammer hotel by Badlands Developments Ltd, citing overdevelopment of the site.

The six-storey, 24-bedroom hotel faced was opposed by local resident associations, including the Eglinton Residents Association and Lansdowne and District Residents Association. The council highlighted concerns regarding the hotel’s visual dominance and its impact on adjoining properties, particularly due to its location on a heavily trafficked road.

Residents voiced that the project would overwhelm the surrounding streetscape. Planning consultant Kevin Hughes argued the site’s potential for a luxury hotel and its proximity to key attractions, but the council concluded the proposal would harm local amenities.

Kevin Hughes shared, “The proposal for 166a Shelbourne Rd would support the continued development of Ballsbridge and provide for a luxury hotel with river views and high-quality architectural design finishes.”
