
A site near Connolly train station with planning permission for a 246-bed student hostel is now on the market, with a price tag of over €11.5m.
The hostel will be located on 0.4 acres on Amiens Street, near the IFSC, and can reach heights of six to nine storeys. The location is approximately 1km from Trinity College Dublin and close to multiple educational institutions, supporting strong student demand.
National student bed demand is projected to exceed 115,000 by 2034, creating a significant gap in supply, making the investment appealing.
The site also has the potential for short-term tourist accommodation during academic breaks, benefiting from nearby attractions like Croke Park and the Aviva Stadium.
Knight Frank shared, “The site received planning permission in July this year for the building. The planning permission also allows for the scheme to be used for short-term tourist accommodation outside of academic term times.”
