Butler Arms hotel in Waterville on market for €6m

The Butler Arms hotel in Waterville, County Kerry, is being sold by receivers Ken Fennell and Brendan O’Reilly after being put into receivership by Relm Finance in March 2023.

JLL has set a guiding price of €6m for the hotel, which features 36 guestrooms, a restaurant, and the historic Fisherman’s bar, all situated on a 1.3-acre site with stunning sea views.

A feasibility study available to potential buyers indicates that there is considerable opportunity to more than double the number of guest rooms and introduce additional amenities like a function room and a pavilion-style restaurant.

The hotel originally dates back to the late 1800s as a hunting lodge and has hosted various famous personalities, including Walt Disney and Charlie Chaplin, while Mark Hamill stayed there during the filming of Star Wars on nearby Skellig Michael.

Located between two renowned golf courses, Hogs Head and Waterville Golf Course, the hotel’s unique position enhances its appeal for prospective buyers.
